FOUNTAIN TIRE

Industrial | 215 BEAVER LAKE COURT, KELOWNA, BC

Callahan Construction completed Fountain Tire’s Distribution Centre in December 2023. The ± 83,650 sq. ft. facility is one of Fountain Tire’s largest distribution centres in Western Canada. Tailoring the space to exacting specifications was paramount, especially within the specialized domain of tire warehousing. Kevin LeMercier, Fountain Tire’s Director, Warehouse Operations, had high praise for our dedication to addressing their unique needs, stating, “Callahan Property Group had a thorough understanding of our specific needs and provided assistance in sourcing external resources wherever necessary.” Fountain Tire’s leasing experience was characterized as “extremely collaborative,” with the Callahan team demonstrating a shared commitment to success. Regular update meetings, transparent communication channels, and prompt responses to inquiries were highlighted as key aspects of their positive experience.

Drive-Thru | 9950 MAIN STREET, LAKE COUNTRY, BC

Located in the heart of downtown Lake Country, Tim Hortons joins Shoppers Drug Mart, RBC, SweetLegs Clothing, Capri Insurance, and Bosleys by Pet Valu at Lake Country Town Centre. Conveniently situated on the corner of Highway 97 and Pollard Street, this is an ideal location for a drive-thru restaurant for year-round tourists, daily commuters, and locals alike. The site had been intended to serve a drive-thru purpose from the Centre’s earliest planning stages. Not only is it a great location for Tim Hortons itself, but it brings increased traffic to the surrounding local businesses.

RBC LAKE COUNTRY

Retail | 9950 MAIN STREET, LAKE COUNTRY, BC

Callahan Construction worked with the Royal Bank of Canada from the earliest stages of this build-to-suit project. The building combines the cultural heritage of Lake Country with RBC’s new retail architectural design features, creating a very unique concept that mixes heritage and contemporary. The retail concept seen in many of RBC’s new buildings is intended to change the RBC client experience from banking to shopping, using architectural scale, texture and glazing to project a progressive, customer-friendly retail experience. Traditional brick was used to preserve the Lake Country culture, resulting in a one-of-a-kind building for the Lake Country area.

Industrial | 2525 ROSS ROAD

Callahan Construction built a new and modern, high-quality facility in West Kelowna at 2525 Ross Road. The building is ± 16,657 sq. ft. and can be demised into multiple units starting at 3,920 sq. ft and the clear ceiling height is 24 ft. The loading at the back consists of multiple dock-level loading bays with levellers, as well as two 12′ x 14′ grade-level doors, aligned front and rear, allowing for convenient drive-thru capabilities. The versatile floor plan layouts meet varying uses. The building’s front wall offers structural flexibility, allowing for overhead and storefront modifications. The energy-efficient facility features large windows, providing plenty of natural light, LED lighting and HVAC with economizers.

Callahan Construction completed this build-to-suit project for BCAA, which was the first Automobile Service Centre in British Columbia. With over 800,000 members across BC and the Yukon, BCAA serves one in four BC households and is famous for providing roadside assistance and an array of home, auto and travel insurance products and services.

Callahan Construction completed a state-of-the-art industrial project at Beaver Lake Road and Beaver Lake Court in Kelowna in November 2023. This expansive 35-acre industrial park was designed with a focus on warehousing, distribution, and logistics needs. The development encompasses eight high-quality buildings, each offering ± 28-ft clear ceiling height and both dock and grade loading options. Situated for convenience, with direct access to Highway 97, industrial leasing options are available for those in the warehousing, trucking and logistics industry seeking the perfect space.

Callahan Construction completed a custom build-to-suit project for KPMG in Kelowna, delivering a Class-A two-storey office building. The thoughtfully designed second floor features KPMG’s office, with large windows that flood the space with an abundance of natural light. This build-to-suit project illustrates our commitment to tailoring exceptional spaces to our clients’ needs. The ground floor is dedicated to retail space, providing a prime location in the sought-after Mission area of Kelowna, ensuring high exposure in a convenient location.

Industrial / Warehouse | 333 PENNO ROAD, KELOWNA, BC

Callahan Construction completed a ± 40,000 sq. ft concrete tilt-up state-of-the-art distribution facility, designed to meet the highly specific needs of the client. Commercial Logistics, a subsidiary of Container World, has diversified its operations to include a wide array of goods, ranging from beverages, including those in the wine industry, to dry food products, pulp and paper, recycled materials, and other general cargo. The facility stands in the Reid’s Corner industrial area of Kelowna, and showcases our dedication to crafting tailored solutions for clients, ensuring their success.
